If you have a written agreement that the tenant forfeits the deposit if they fail to give notice, then it may be enforceable, but I doubt it.Don't punish people for leaving on the date you agreed to.

Property taxes are based on how much your neighbor was paid to leave the area and then you're punished with his/her assessment, regardless of your current income/misfortune/hardship.For now, don't improve your property and leave it moldy.

Great story, the only puzzling piece is that the seller did not call you back and explain what had happened and thank you for your insight, perhaps a deal could have been struck with you, although I can see how the emotions took over and the need to punish the foolish person who called himself an investor.Let this be a leeson to anyone who is intrigued with becoming a wholesaler, learn the ropes and do things right or make a bad name for yourself and likely not make any money, just enemies.

“It just shows a perfect example of how tenants without strong rent-controlled protections are vulnerable to displacement and injustices.”I would not have given a vacate notice to ANYONE who paid my mortgage for the last 30 years and kept the place nice (I would have just found another deal and housed my daughter there or worked with the family in an effort to coordinate a plan for housing the tenant to soften the blow), but landlords should not be punished and criticized in general when following the current laws that were put in place.

@Carol,I agree with the other posters that you should publish the name of the company so the marketplace can punish them for their ineptness by not doing business with them.What you are describing has a foundation in actual compliance, but sounds quite out of line, and their unwillingness to work closely with you to resolve the problem is entirely unacceptable.A pension rollover should not require a statement.

another thing to look out for, especially in that area, is if they count the basement as a bedroom or not. that can totally screw up the numbers either way. some agents count it, some don't. there's not much punishment on those who count it when it shouldn't be legally considered a bedroom. just a thought for when you're looking at your numbers
