What I am having issues with is 2 clauses: 1) compensating the PM for any issues arising, as part of the   hold harmless clause which I am fine about, 2)  Broker may perform any of Broker's duties through attorneys, agents, employees, and independent contractors, and shall not be responsible for their acts, omissions, defaults, negligence, and/or costs except for persons working in Brokers firm. 3) A clause on mediation which is fine, but I am not convinced with part of the paragraph which reads "The following matters are excluded from the requirement hereunder: (a) judicial or non-judicial foreclosure or other action or proceeding to enforce a deed of trust, mortgage, or installment land sale contract, (b) an unlawful detainer action, (c) the filing or enforcement of a mechanic's lien, and (d) any matter which is within the jurisdiction of a probate courtAny thoughts appreciated!

Yes: CA PM requirementsI checked it through, it's only a page long, so no cruel punishment.

I do not want to enter my real estate career in an unlawful manner for obvious reasons!!

I think punishments are felt harder than rewards. maybe cause im Asian and my parents treated me that way. but honestly threaten eviction if they constantly don't pay on time.

I practice in the landlord/tenant area defending tenant's from unlawful evictions and suing landlords that unjustly keep security deposits.  

This landlord SHOULD be punished as far as I'm concerned...

'UNLAWFUL...') and wouldn't even stand up in their own rigged courts of corruption, or there should be massive, repercussions...)

Pet rent amounts to a punishment fee to discourage applicants with pets. 

Just make sure you are upfront with your tenants regarding your plans so they don't think you are punishing them. 

They are forcing hosts more into 'Instant booking' and take away control by punishing hosts for rejecting people without positive reviews.
