@Greg Wilkins@Chris ErwinP2P lending (Prosper, Lending Club etc) is limited to smaller amounts and it is for unsecured loans for a vast range of purposes.

If so, these lenders are all loaning on specs:-RBank (my favorite)-SouthStar Bank-CNB-Affiliated Bank-Trust Texas Bank-Grand Bank of TexasOthers like:-Prosperity Bank-Plains Capital-Southside Bankand about 5-10 others are doing specs too.

Of course, people say they make 10-14% with a well diversified portfolio of unsecured loans on Prosper or Lending Club, but I haven't looked at this, as I'm partial to collateral.You can lend through a reputable HML company in your area, earning around 10% (they keep the 3-5 points and maybe a 2-3% extra spread on rate to the borrower.)
