The investment banker mentioned that the tenant can/will take over paying the mortgage, but I don't really know the details yet and what is best - for me and the prospective renter/buyer.If we don't do this rent-to-own deal, I can get a tenant in within one month.

If the rents aren't listed, call the property management company listing the property and pose as a prospective tenant or someone who is looking for a unit to rent for a family member.To determine if it is actually a comp, make an interior and amenities checklist.

I would also keep to the facts, tell the prospect that you're interested in their property, not what your end state is (again, unless they ask).
