Cody,Usually if you can show progress, the foreclosing entity (non government entities) will work with you.

Refi with cash out seems to be a non starter because I lack the reserves required for a multi and my credit is a work in progress but improving.

Definitely post photo updates of the work it will be interesting to see the progress.

I think you are probably more progressive than some realtors when it comes to technology.
