Just get on Airbnb and see who are the property managers doing most of the units in the area and search for them on google. 

I manage over 60 units in a competitive market (Tampa). 

The light in the unit was awful, I had a blood-red fake leather couch, and I took horrible photos with my cell phone.

in my mind if your just talking 1 to 4 units  those should be able to be vetted in your head or on the back of a napkin in about 30 seconds..

There have been some around the $800k mark that did have multiple units either through multiple houses on a property or a guest house on the property in addition to the main house. 

I recommend starting with turnkey multifamily 2-4 units if you're a beginner.

The other is a triplex, all units are 2 bed 1 bath. 

I don't do large rent increases on my tenant because I don't want a unit turn. 

When trying to analyse STR I try to use as many data sources as possible, AirDNA, Rabbu, Pricelabs and good old networking, ask around see what other investors are getting for their units.
