I have purchased one duplex using my own money and am looking to scale but wanting to leverage OPM or low or zero downpayment funding options. 

@Sean Dillon figure out how to buy a 2-4 unit with FHA loan.Then rent at least one of the units long-term for stable cashflow.Try STR in another unit as well as the other bedrooms in the unit you live in.You may even consider living in the basement, attic or worse unit in the building to rent everything else out and max cashflow.

I'm assuming you have one lease covering both tenants and not individual leases.

But of the options you note, the only one that really makes sense to me is the CoC option. 

I think I know the one you're speaking about and I've been considering it. 

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

I'm currently building out a couple versions of my own, since the internet is not producing very many good ones.

While I know that return goals are different for each investor and their specific goals, it seems that a bad or low-performing deal for one person might be what another investor is looking for.
