Your odds of a home run without a massive amount of creativity in denver area is minimal.

Oddly, in general I find B to B conversations far less intimidating.

HelloCan an HOA restrict rentals in North TX?

(Yes I know there are other restrictions/conditions.)In the past, I have toyed with the idea of a vacation/rental property in Ocean City, MD, Rehoboth/Bethany/Dewy, DE, and/or the Deep Creek Lake, MD area (I like the idea of being within 3 hours of the rental property in case something goes horrible wrong and I need to travel to the property). 

We still get the odd theft from time to time but it's easy keeping a finger on the pulse when we only do 3-4 rehabs per month or so.Just had one recently but couldn't tell you when it happened prior to that.It's just the nature of the beast and could happen anywhere.At least we don't get car windows smashed by junkies and bags stolen from cars in broad daylight like in San Fran haha

I met a private mortgage broker through the forums that told me North Dakota is very restrictive. 

It's very odd to have 3 different times where they refused to allow you to fix the issues and simply moved on (after spending money on inspections).
