MTRs can offer a nice balance between the steady income of long-term rentals and the high cash flow of STRs without the constant turnover.In terms of locations, I've noticed that areas close to hospitals or corporate hubs tend to do well since travel nurses and professionals on temporary assignments often seek out these rentals.

I'm noticing real estate agents and some others are spamming every post and it's really ruining the the quality of the discussion. 

I have also notice the website locks you out for a few minutes after searching 20 or so addresses.

The more research I’ve done and the deeper into the process I get I’ve noticed that I’m starting to lean towards appreciation instead of cash flow due.Is this a natural line of thinking?

Now - I just noticed they are taking 18% of that (total payout)  which is inclusive of cleaning fee + nightly room fee (which is fine).

My wife has family that lives up here and we visit yearly and I continue noticing a lot of multi family homes in the area.

BUT, the lender must provide certain required notices to the borrower and in the newspaper notices of the foreclosure.

But ultimately you can give a tenant notice if there is excessive screaming and yelling that if they are not able to maintain a quite environment you are going to have to ask them to leave due to violating their lease terms (presuming you have something in your lease like that).  

You'll want to understand what kind or notices and documents you need to get executed to either up their rent or turn the unit.Solid long term tenants are worth their weight in gold in my book so if theres a way to up the rent and keep them happy I's say thats the best route personally.

What I am noticing in the Bay Area is most small multi-family is really old construction around 70-80 years old.
