I'm looking to do the umbrella insurance method over LLC (reside in CA/want to invest out-of-state & avoid CA Nexus cost).I'm also open to any articles, PDFs, books, or videos that cover this topic in an accurate way (i.e., what coverage is needed, recommended, and not necessary when buying assets personally without LLC).Thanks,Aaron

The property management company  was horrid and I lost s lot of during the recession.  

- Taxes: Our "nexus" would still be in Arizona, therefore we'd be liable for whatever taxes in AZ anyway, and perhaps in the registered state as well.- Administrative: We'd essentially just be adding whatever paperwork and fees required by the registered state on top of what we'd have to file in AZ anyway to maintain the foreign entity.Does all of this sound right?

It won't get contact info for everyone all the time, but it's pretty good for the most part.Also, on Podcast 42, they discussed using Accurint by Alexis Nexus.

But this year all of my STR bookings are for typical vacation time slots of one week or less. 

While we waited for a slot I drove my son to the same company daycare in the suburbs $50/week cheaper and they had multiple slots open at any given time, Prob 1/3 of the families at this place were waiting on a Downtown daycare slot to become available.I would suggest to anyone to target a Detroit property in near Downtown/Midtown.

If you succeed, its very likely that you'll be acquiring homes outside of the park, homes sitting on land or nice homes in run down parks that need to be moved, and if you're in good with them you can fill their empty slots.
