Oh Boy, I went browsing today......and I found an old building with reatil space (leased) on first floor and 2 separate attached Studios, and a 1 bedroom apartment. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

IMO, it is the lack of education (not schooling, but how to clean, teach your kids to respect their living space, etc) that causes the issues, and you have that whether it's a single adult household paying with a voucher, or a two adult household, who both have low pay jobs. 

And in the deal by deal syndication space, the deal will have a bigger impact on my returns than the sponsor.  

This one will require moving several walls to reconfigure the space.

After a couple ears, buy another property and rent out your space in the first property.

I think the one DETACHED 2 bed 2 bath ADU that is being built off a converted garage + extension is perfectly OK and there is no question there.I think the grey area is around how you go about turning a 5 bed 3 bath existing living unit that is currently the downstairs of the main structure, into 2 2 bed 2 bath units, one of which is classified as a main unit and the other classified as a ATTACHED ADU.I have heard there are some rules disallowing converting existing living space into ADUs that may make this difficult.
