Completely agree. what I failed to mention is The tenant is my daughter and her boyfriend... otherwise I would never do a month to month verbal lease.

If the property is sub-metered/ if you intend to have the tenants pay utilities make sure to mention that to them.

If your intent is to scale, I agree with many of the others that have mentioned how cumbersome that would be dealing with so many different cards and properties.
