For sale by owner, 3 bedroom / 2 full bathroom with two car garage (a little over 1300sf) in Horn Lake, Mississippi, a sought after rental market that is a suburb of Memphis Tennessee.

There have been some complaints  from investors on the administration side  alleging: improper reporting of tax information, lack of updates on problem investments and  other customer service issues.

There is definitely a big difference between some of the city tax percentages in Cuyahoga County vs where I live in Lake County.

We have a 2/2 condo in an attractive area in inland South OC (w-golfing, lake, community pool) we bought 4 years ago for $339k, and it's worth approx. $450k.  

We are not right on the lake,but we are in a summer resort area.
