Upgrades to the house, improved kitchens, bathrooms and the like will yield a return when you sell of course.Getting into STRs on the cheap has gone the way of the dinosaurs.

This can enhance your application and improve your chances of securing a loan.

Partly for the strong casflow that we enjoy after 30+ years investing along with other reasons.I would probably not buy additional property all cash, but improvements and betterments will be paid in cash or at least quickly.Leverage is a great tool when used properly. 

Between forced appreciation on general improvements on the property and the capacity to add an additional residential structure, the sky was the limit on value growth.

We improved 5 of the 7 units.

But for resourceful, hard-working folks who do Not have a lot of capital to invest, rental arbitrage can be a great way to add value to rental properties with cosmetic improvements, furniture and great photos.
