I suspect even the banks who are aggressively expanding are doing so merely to sure up their geographical presence  to in order to expand their customer base but will then pull back on their branch numbers.Unless there is significant term remaining on the lease, there are other retail concepts that would be deemed more marketable.

@Jonathan Baptiste Have been house hacking before it was a thing, 29 years to be exact.

The strategy may change, but every market can work.

Another concern is after the two years, I still wouldn’t be lendable for most properties in my markets due to that lack of income. 

Sure enough, the door was left unlocked and the house is just full of trash and abandoned junk.

It is a very competitive market and units in the tens of thousands.
