I looked into a program that is called the rei accelerator and they said they will guarantee me a deal of a 60+ unit apartment building in the next 4 months and i will get to a closing table and generate $20,000 a month off my first deal with working with them.

It has taken me time and I am ok with building long term wealth vs spendable dollars today.

Do you need cash flow to build more capital for the next property?

Given his spending habits during his first term, it might be a wash.Costs to build new properties will probably increase.

On a positive note we did build a new house to the specifications of a specific tenant. 

There are not a ton of triplex or 4 plex properties available but the best one is a 6 unit, 3 building property at 1.9m in Steilacoom.
