We are currently experiencing one of the hottest markets ever.

Cashflow has been a tough find in the Phoenix market for a while now. The crazy amount of appreciation combined with interest rates rising that seem to be steadily rising since the summer of 2022 making it very diffic...

Ellis    A couple of places.....anywhere north of 380...that runs between Denton and McKinney and between I35 and I75 all the way to Oklahoma......along the 380 corridor is one of the hottest areas of growth in the country.  

I saw so many ads on Instagram this weekend.. one contradicting the next and all claiming to be the hottest thing.

I agree with the majority of what @Chase Hoover said, Virginia may never be the hottest market in the country but there are a lot of great assets to be had , just have to know the correct submarkets of the Shenandoah area since it is so large.  1.765M visitors to the the SNP on average since 1962; not a bad track record, especially as DC/NOVA populations continue to grow.

There are also probably people that work in the Casino in OK that commute to Denton to live.The 380 corridor from Decatur to Denton to McKinney is one of the hottest growth areas of the country.   

I'm surprised the deal, in the hottest zipcode in Houston (IMO at least -- 77006) didn't have more aggressive bidders. 

I was in this situation a few years ago; it was the hottest 4th of July weekend (Atlanta). 

Philly suburbs are one of the hottest markets now.
