My current method is making lists/to-do's on a legal pad (highlighting the most important and urgent tasks) and I've been using Evernote for my reference material for years.

I have also heard from others of these challenges you highlight.

Highlight the benefits and stick it in her head that it's best she sells that way.

I have been tracking the withdrawn and expired listings and have highlighted an acceleration with those data points.

I would highly recommend listening to podcasts that highlight the dos and don'ts of real estate investing before you jump right in - in addition, I would focus on building relationships with investors, lenders, agents, etc (even better if they are local to you) in order to have your ducks in a row when you are finally ready to jump in - best of luck!
