It could get costly, you don't want any hidden surprises coming up that kill the deal for the rehabber and for you.

Whereas I see them as the hidden gems of real estate.

I guess I'm just considering all the hidden things that would need to be fixed or replaced that I can’t see.

Knowing how often the folks at the finance office jack stuff up, it would be a miracle if they could calculate your per diem correctly at all, let alone actually dig through public records to find some hidden needle in a haystack. 

I might be a little concerned about what other hidden problems there will be if the company didn't even know about and active termite infestation.

Going forward, stay away from conventional lenders and the SBA with hidden fees.

The downside is that the vast majority of these have pretty high fees, although it is possible to find a rare gem that offers the ability to daisychain like that at a modest price.
