Until the title transfers "able" is not established.Not to be overly blunt, but with your demands and attitude, your license would have been released from esccessny and you would be looking for a new place to hang your shingle if you were in my office.

@Craig Oram: Hi Craig, it's been a very active market but getting your hands on MF, etc is incredibly competitive and there aren't a ton just hanging around.

Thanks @Dave Foster, I think I am slowly getting the hang of it :-) I missed the point of even the 'capital gains' that was 'swapped out' not being due either.... makes sense now. 

They might hang up, scream at you, disappear off radar but always keep in mind you need to keep tesing the market.Here’s my "10 Minute" Analysis:First calculate the price per unit: purchase/asking price $450,000.00 divided by number of units to get to your unit price. 

I guess I will just hang and see if they accomplish those things.

Decide where you would like to live/hang out and maybe send out "feelers"; visit that destination before you decide to move!

If it gives you a good positive cash flow and it's a long term investment, you might want to just hang onto it. 

Now you own the property without any heirs hanging out there to cloud the title.I would buy the note at a super discounted price though.

No money down doesn't mean no money to rehab...Do I just hang out and fix up my property for the next few years and then refi?
