I am not advising you to pay a premium of course (lol), but I do believe as the market becomes more mature, there is obviously a value, as a goodwill, or an intangible asset, built by renting a property as a STR.

If he offered 35, he probably ticked off the owner, LOL.Such situations, good will is worth more to me than 50+25+10%-closings costs, might get 1% in my pocket after paying the Realtor he is working with.
