Don’t worry, you are not alone but know this, most of what gurus say regarding wholesaling is a bunch of hogwash worth as much as that piece of gum you stepped on in the street.My best advice here, don’t listen to gurus on wholesaling, it’s just a scam to get your money. 

Today when I was cold calling I got this objection " this sounds like a scam" how would you handle that objection?!

I don't scam people.

However, you can INVEST in real estate, private property, gold silver, notes mortgages, llamas, businesses, horses, stocks, bonds, basically anything but life insurance, collectibles, alcohol-The irs does not recommend or authorize any investment and if you look on their scam page it specifically says if anyone tells you the investment is recommended by them it is not true.

People have tried (and failed) to scam me in the past. 

If you are in MA, just google "Foreclosure rescue scam" for all the information and rules you could ever want.

Kind of had me worried I might be getting scammed lol.

@Rich Perrin why would you even bother with someone who you thought they might be a scam???

Big scam.

It's really hard there to get people out for non payment, to the point where there are professional tenants who specialize in scamming free rent.
