I've gotten different suggestions: either conduct a basic remodel of the kitchen and bathroom, or undertake an extensive gut and remodel and convert the kitchen + living room to one large open space (that came from one of the GC's who does flips in the area).

Depending how extensive the fire was, it will probably need all the major stuff like wiring, plumbing above the slab, a/c, flooring, some framing, roof, sheetrock, etc.

Gary Clisele Also if your buying a note for $5k the quality of the asset will be very poor and is most likely a property in a D area that needs extensive repairs -If you end up taking the property back it will probably be a loser since the rehab will be higher than the property is worth
