I bought sight unseen out of state (Indianapolis) - I don't recommend this but I do know experienced investors who buy OOS and never see the property in person but they have a  higher risk tolerance than me. 

I have flown all over the country and met people and experienced the value each program I have joined offers.

Conversely, cities experiencing significant, sustained population growth have rapid appreciation and rent growth.

Do some equity deals and JV with experienced investors on this board and get some money and then start doing BRRRR

The location is prime—adjacent to a college that has experienced 37% population growth over the past five years.

Creating these complex structures from what I have experienced only costs me time and money and potential issues down the line to make sure documents are signed by the correct people and entities etc.
