I am looking for a contractor who understands building a house with environmentally, non toxic, chemical free materials.

For financials, you require the seller to give you the certified rent roll, past 2-3 years of P&L, current T-12, all contracts, surveys, environmentals, lien waivers, tax statements, utility statements, bank statements, etc.

(Phase 1 & 2 environmental assessments are generally requirements of commercial real estate transactions, not single family homes.)

@Lisa Foreman - I've used Crozier Environmental for properties in the Fredericksburg area and have been happy with them.

Individual structures are not the most economical or environmentally conscience method of housing.

(I think up to 1200 sf has to do with density and Environmental issues from the state for adding more people incrementally, this gets wonky...)You are allowed 700 sf max if you have a 6,000 sf lot.
