Do you have a recommendation for a good PM app that will allow tenants to submit maintenance requests digitally, preferably sync with some accounting/tracking software on the web, and possibly allow tenants with bank accounts to pay electronically?

Based on the prices I got from Cort Furniture (a furniture rental company), the ROI on purchasing furniture and electronics and including them in your rentals would be far higher than even the ROI on the property itself.

Your names have to go there or else you won't be able to sign electronically. 

Or set up electronic payment that can also be used for rent.

Only catch is that this system requires the tenants to give approval for the credit/background check via an email address.Buildium also allows tenants to pay electronically via a bank transfer and creates your very own best site with your current listings.Hope this is helpful.

Thankfully my neighbors are quick on their feet and helped me get the electronics out fast.For size reference the bottom of the screen is 4 feet off the ground.

They are often electronic these days, but still in writing.  

All your business is done by phone and electronic communication, so local is not important.
