Student loan debt is a crisis in the US right now so I expect to see many more applicants in the same situation in the near future.

I know we've been consistently less than 1000, but only 500 would be a real  housing shortage crisis here.  

We wanted to buy a home for ourselves and one rental income property in 2023; however, I'm starting to have second thoughts on the looming Colorado River Water Crisis and whether or not we should actually invest in property in vegas at all.   

@Daniel Ditto  When I was investing in the 2008 crisis, for about a year it was really, really tough. 

I don't want to speculate here but some sort of crisis is possible.

Dallas historically hasn't had the ups and downs of the coasts since the S&L crisis, but the last couple of years prices have gone way up.Honestly, I think at some point most places have a vibrant market, especially Florida and Texas, and over the long term they will go up in value and I think you can do well in most markets.Outside of large themes, I just think its tough to pick one market to move to solely on the price of their real estate. 

Something I don't see talked about as much is China's currency crisis.

One of the founders spun off a new incarnation of the company and my guess is that they are trying to make a comeback after getting their teeth kicked in for several years during the crisis.

I also bought all of these before the current banking crisis, which I believe has gotten quite severe.Your deal looks very marginal to me.

I'd say an energy crisis is behind us.
