@Osvaldo Cruz this is highly dependent on what market you are in, Desert southwest would be earth tones all the way, but since you said siding I'm guessing that isn't the case.PS your title could use some work because I thought I might have to come in here and school someone on fair housing regulations :)

Some people are scum of the earth. 

Another option is to have tenants mail their checks in to a P.O. box -- at least if one get lost it's not the end of the earth.

Also, in regards to negative slopes to property foundations, whether grass or cement, the ground isn't perfectly straight, earth saturation levels differ and not all properties have declining ground on each of its sides.
