Buy a $350K range town home in Orange County to live and invest the rest in commercial real estate either in CA desert cities or out of state.

Again, depends on the property (beach front property to the desert) location, location location.

Desert landscaping so not much maintenance. aside from us wanting to make rent more align with market, there isn’t much more tenant could take on to keep costs down.

There are some big changes coming in that area regarding development. google High Desert Corridor, Enterprise Zone and the Air Force Base is becoming a free trade zone.

No landscape because it is out in the desert. 2 bed, 1 bath each unit. total of 1368 square for building, on 8890 square foot lot.

My issue is that for my first deal, there is no way that I can afford to buy a place within a reasonable distance from my home town and place of employment.I was thinking about starting off by purchasing something out in the desert (29 Palms area) where it is much more affordable.
