Been working all day compiling a list of about 20 cities, now trying to bring it down via proper analysis to no more than 3.  

I'm looking for opinions on the best software to use for compiling data.

Interesting question, this may be an opportunity for someone to compile and consolidate that data and push it out to the masses.

I haven't thought to get this granular, but I guess that's one of the many differences that separates a great house hacking investor vs a poor one.Once I speak to the seller and get a better idea of the recent renovations to the property, I'll have to compile a separate repair & maintenance spreadsheet and run costs.

On the phone, I also spoke with an insulation inspector (Affordable Insulation) who read over the general inspection and provided me a quote to address repairs needed on the household.Based on the inspection reports and quotes compiled this past week, even though some of the household components work, they are old, have had many repairs done on them, and will probably give out soon.Electrical Inspection:About 39 receptacles (or outlets) are not grounded. 22 receptacles are in a single circuit, and this could lead to an overloaded circuit.

Have you had any specific challenges when compiling taxes, receiving income or anything else I should keep in mind if I decide to take this route? 

Most of these markets aren't appreciating that fast, but I've compiled a list of some of the top rental markets under $75k.  

I've ordered 200 bandit signs (should have them in about a week or so), continue to compile my probate list and mail that the first week of September (August leads), but am also looking to incorporate cold calling possible sellers. 

I'd suggest getting a second and third quote, compile your quotes, make a plan and stick to it.
