That being said if I have a tenant that I don't care for their house keeping skills (or some other issue) I'll raise their rent a bit more to try and push them out (and also to offset having to replace carpets and other things if they stay).

I found something the other day and will be doing a tour of it tomorrow.4 Family $150Kit has 2 tenants currently paying $875 each and I think it needs a new roof, carpets and paint.Taxes are $6,775 per yearI think it could make $4000 a month easy with the other two apartments rented and the rent adjusted to the market.Does this seem like a good deal?
