Hi guys,I am in need of help with my decision as to paint my kitchen cabinets or not.

Made a rookie mistake by not putting the hardware plans down on solid paper when we painted the cabinets and drilled holes For hardware.

I've seen it swing hundreds of dollars per month and folks thought they were getting a cash flow deal but in reality they're losing money on it every month.Anyway, happy to shoot you a DM with more info/links/etc.

Is it worth the few hundred or thousand bucks a month it would generate?

We've managed/serviced hundreds of units in the area (and still do). 

I'm looking for multifamily properties with value add potential (maybe replacing the cabinets, painting the outside, adding some plants, or adding new appliances - not a full gut job.) in B or C areas.

Hand writing a few hundred letters per year will take up tons of time and likely continue to produce poor results. 

A successful investor's time may be worth hundreds of dollars per hour.

West CV is older than east CV and is virtual certainty to  gentrify. 2) Imperial Beach (IB) is cheapest ocean properties in US for hundreds of miles.  

Depending on your power company it may be several hundred to several thousand.
