Plus rules change and they may ban or restrict rentals and some condos are poorly run.

The Army would have a list of banned establishments.

Add the deposit to that and you are asking them to come up with how much money in 30-60 days when money is tight and Christmas is coming.Also check to see if you can increase your rent right now as some areas have banned rent increases.

One ordinance or law change could be disastrous to your investment if STRs are banned. 

A couple of lawyers that have spoken at recent real-estate investor meetings in my area (Kansas City) have said that they expect this ban to be extended into the first months of 2021 as well. 

The CDC eviction ban only applies to those who lost a significant amount of their income due to covid and they have to sign documentation verifying this.

@Doreen Hall the tenants may be protected by the CDC eviction ban.  

These days it’s hard to evict for non-payment (and we don’t know if they’re going to extend the bans) but evicting a holdover tenant after termination is different.It’s always a good idea if you can try to meet with the tenants after you buy it and get them on your lease, which lets you make any changes like switching to month to month, adding that tenants pay legal fees if you’re successful in an eviction, and anything else you want.Sooner or later you’ll need to use an eviction attorney so it’s also not a bad idea on my opinion to establish a relationship with one before you need them for an eviction.
