This doesn't encompass rehabs or big repairs, but for general (easy) number running-https://www.biggerpockets.com/renewsblog/2013/01/1...For rehabs and estimates and stuff, you'd just throw those into the equations.Definitely only use the 50% rule for quick property browsing and nothing more.

Since I haven't had to deal with a meth lab house (amazingly, because I've had hundreds of chances to have been stuck with one) I would engage with a skilled vendor and interface with the city to make sure the steps to remediation are well understood and the costs quantified before proceeding.

I will say that Zillow does have a nice function where you can see recently sold comps in the neighborhood by browsing the map.
