I like the BRRRR method and think I can use that strategy now with the 1 rental property I have. 

Some say "in writing" while others may specify the method of writing (e.g. certified letter).

I'm curious, from your experience, which method do you think yields the best results: cold calls, sending out mailers, or door knocking?

I spoke to a guy last night the guys down payment and monthly and a womans just in January was way different good way . one part I found interesting on top of all the systems etc was that they cover earnest money deposits too..others more costly , no monthly payments , skip trace system they will cover closing costs ,inspections etc but not earnest money..I get tons of good deals from wholesalers plus other methods ..that was huge to me..I didn't see earnest money in agreement though .

How can I ensure that our payment method complies with the loan agreement terms and the bank’s requirements?

And we can nitpick 1%, 2%, & 3% based on our own methods of calculation and what we are individually seeing.

I signed up to this website as per recommended from an US investor I met last year.Currently beginning my REI journey with my primary focus being on the BRRR method.  

Lenders will use different methods for how they get their rent # from a DSCR.

There are a few other methods that could deposit funds on the same day, but I wouldn't sweat it.
