From my research so far, Buffalo and Rochester rental markets seem strong at the moment.

I wouldn't spend the time, 10% is a beautiful rate on self storage, best I've heard of in quite some time.

The goal is to replace 1 persons income, for now, and pricing on multifamily seems too high at the moment to be able to accomplish that without more money on hand.I've been in property management for around 4 years and my husband is with the same company in the renovations department.

But the location is very beautiful.

You just need start again and figure out what types of investments interest you... whether it be rental properties, buying mortgage notes, etc.I am at ground zero at the moment.  

And with interest rates being relatively high at the moment, it's definitely worth considering refinancing if it allows you to make your money work harder for you.
