Smells like a wholesale deal to me IF all the numbers are head on.

I have a vacant house which has a serious wet dog smell, it is definitely not a urine smell.

NOwas the claim that there was a sale for $90k NO, yes he can claim he found that on the website zillow and the lucas county records, mistakes are made, but it doesnt pass the smell test, a novice with no knowledge of real estate can look at the prices in that nieghborhood and know that a mistake was made.he says the comps i used were all REO.  

If you are new to the game , dont jump in with both feet , its sink or swim . if you havent dealt with contractors before , they will smell it , and you will pay for it .

Unfortunately, investors (which is what you're considered whether you intended to be that when the bought the place or not) are not highly regarded in community associations so this may be an uphill battle.
