Which accounting software and tax software do most of you small investors use?

I'm a first-time investor, and my basement needs to be remodeled.

I mentor a few investors especially just starting.  

Jeff makes up repeated excuses and strange reasons as to why he can't/won't pay (i.e. family emergency, bank is rejecting wires, software/website is buggy, telling investors to go "f*ck their mother").I'm in a group with 30 other investors who were also scammed by him. 

.- Unexpected expenses that eat into profits.For example, some investors who bought in 2022 at high interest rates expected strong rent growth to cover costs.

New zoning in columbus went from 2 stories to 6 stories. pitched a few investors who do hotel development and they are looking at it.

Note that investors have costs that the OO does not have including PM and vacancy.
