If you're worried about the 1% rule (and it's not a great metric, imo) it sounds like current rents are artificially low and can be raised whenever leases expire.

Salaries are also artificially low in Milwaukee so you're cutting out a lot of good rent payers by trying to get rents that high. $50k is a pretty good/average salary in Milwaukee, people within that income range are looking for $800 - $1,000

The one I was looking at, the hospital nearby was looking at it for a standalone mental health facility so maybe talk to facility managers at local hospitals and see if they have space needs for anything.Other good ideas I turned up were immediate care, dentists, veterinarians and alternative medicine practices.

@Kevin Jorgensen,Right now, home prices are a delicate balance between supply and demand, and the availability of financing.Demand is a big factor driving prices, but demand is being artificially dampened by tight lending guidelines (as opposed to the predatory lending environment which precipitated the crash).
