I am at a stage where I can make 2 separate units as the lot is zoned multi unit. 

I have scanned through about 1/4 of the sales in our county for the last 3 years, arranged by seller name, looking for a person or company who has made multiple sales, but so far, the couple flippers I have found doing that haven't responded to me.

(Maybe you could make some sort a pre-arrangement with them - or work with an angel investor that could front the money and then you reimburse them with a hard money loan or something like that).

Applications went out on 10/10 and as of today only two of the five applied for cards are completely through the applications stage.

I think at this stage it is seeing the capex items pop up and kind of wash away my cash flow is where this may come up also.

The big issue here is that the legality of the receipt of out-of state referral fees is entirely permissable if you are licensed in Florida and your license is active with the DBPR and if the Principal is fully aware of the arrangement to pay you a fee this is the important part.

It's great that you're open to various types of living arrangements, as flexibility can be key in finding a good house hack.
