What a ridiculous comparison of apples and oranges.

Their mentality: Why buy an apple when you can buy a candy apple for the same price...BOA will give you everything that sold in that area going back several months to a year.

I'm not comparing apples and oranges.

@Evan Anderson - To me that's like asking - all else being equal, will an apple sell for the same price as an orange?

I know that a few bad apples can ruin the bunch.

@Pete Perez, Getting multiple bids as @Bob Okenwa suggested is smart and make sure you are comparing apples to apples on the competing bids. 

So 123 Apple Valley Road (the one you just sold), buys their 1031 as 789 main street LLC (the only member is 122 Apple Valley Road and mainstreet LLC does not file a tax return).  123 LLC would also buy to complete the 1031, 654 Oyster Ave(another disregarded LLC where 123 is the only member and Oyster does not file it's own tax return).This will still be a little awkward for you as 123 LLC (the S corp) owns 789 LLC and 654 LLC. 

Now you have 3 big guys and Apple and you replace instead of fix/repair.
