They pretty much haven't been in the place for the last 2 months (water was shutoff in December last year), there is still food in the fridge, the microwave is growing its own forest, trash everywhere, food everywhere, the walls/carpet are just... nasty, and I won't even describe the bathrooms...

The lease states: Landlord agrees to make all necessary repairs to structural portions of the Premises, including the roof, exterior walls, foundation, and exterior sewer line.When preforming agreed upon repairs all the toilets were flushing and operating, not clogging.The tenant has been occupying the building for two months and emailed me yesterday saying that all the toilets were clogging.

To do that I could cut a hole in the dry wall and turn it 90 degrees so people can use it from the hallway but there is a light switch for a nearby bathroom in the way so that would need to be moved into the bathroom as well.

We may be buying and completely gutted house soon and hope the things I want inspected (basement walls bowing, sewer pipes, and basement floor) don’t turn out to be too expensive to fix everything should turn out pretty good for that property as long as comps support it.
