If I go with a single person but my cleaning needs are random - a Friday here, a Wednesday there, etc. - is that going to be too hard for them to handle?

- single fam/pers: asking 250, FMV 260 ish, we offer 256k cash two hours after it hit the market on Thursday night, accepted Friday morning, they cancel both opens for Saturday and Sunday.- single family, personal: asking 340k, super cute and done/done/done, hits market on Thursday with open house Thursday night, first time home buyers want to write over asking, but not sure how much.

I'm happy to grab coffee next time I'm out that way (typically Friday and Sunday).

Amount at risk would be $300K and the max profit on the trade is around $75K or 25% which would be realized by this Friday. (5 days total).
