Don’t be afraid of a rehab if you have a good crew and pieces of the puzzle organized, the only way to really get a good deal in this market these days without spending $25K a month on Seller Marketing is finding a fixer upper (wholesale usually).

It's like putting a puzzle together.

That's only one piece to the puzzle though, as I have clients who invest in multiple states as well, but their track record supports it. 

once you get to enough people with light commitments you should have enough pieces to the puzzle to put a deal together. 

But the current trend has puzzled me with no end in sight.
