Occasionally, you may find a deal where the value-add investor doesn't fully understand the market rents, and left some on the table to capitalize on, but generally that is not the case.You referenced the BRRRR method, but going with a turnkey property, you are taking out the "Rehab" from BRRRR and without that step, it typically doesn't work.

Of course, you hear the occasional tale of a noob getting lucky, but for every one of those, there are probably hundreds that blew their budget on direct mail or internet marketing, only to close up shop shortly thereafter.If you do decide to stick with the wholesaling plan, I recommend direct mail.

I pretty much avoid people like that as much as possible, and get annoyed when I'm stuck coddling and catering to them, which for the most part only happens with family members I am stuck spending time with, or the occasional client I wished I had not taken work from.
