In Ohio at least our licensee exams are all computerized, so if you have test anxiety, it helps you practice being in that state-of-mind and relieves you of some of that undue stress.

As a licensee, you really can't have your cake and eat it too...Either A) you are offering your services as seller's listing agent;or B) you represent someone else, possibly an entity of which you are a part, and which is fully disclosed, as a buyer's agent; or C) you are acting as an individual negotiating a deal with an unrepresented seller, fully disclosing the fact you are a licensee.

Husband and wife teams work so much better when both hold a license, when one doesn't and they get involved in the same transaction, fee or not, you can get into situations of co-brokering, the unauthorized practice of a licensee, undisclosed commissions, illegal payments to a non-licensed person, termination of his errors and omissions insurance  coverage on a transaction, and if you net out a profit without disclosure, illegal advertising, HUD settlement violations at which point you'll effect his broker's position as well.

We disclose such things here.You're getting a sales pitch and any licensee in the country is NOT in Tucson Az, nor are state RE commissions viewing wholesaling in the same light as AZ may.
