Ethical question

I just learned of a good deal here in Billings MT.

Can I offer to forfeit my assignment fee if the buyer uses my husband as their buying agent?  And can I post that information in my email presentations?

Would that be legal or ethical?

We would buy the house/s but right now our $$ is tied up in an apt house deal.
