Fellow Realtor brought the deal to me, to pitch to other investors, but as I ran the numbers, it was perfect for what I was looking for.

I ran the numbers using the rental property calculator and found what numbers I would need to make everything work. 

I saved the BP calculator that I ran on that deal because it was our first big plunge into this REI stuff. :) Once we were in our unit, we were "paying rent" (to ourselves of course) to the tune of $700 a month.

The culture and core value fit is so important.  

Because the day that I did that, I ran it through an amortization calendar and I realized how quickly this was going to scale as far as equity was going to go.

I ran into an issue with overlays for a Temple Property I assigned that altered certain pockets to be SF use even in an RM1 zone (click on me for the specific overlay). 

A CPA can unpack why (not my lane), but that is something I ran into myself.
