The short version is if you go with the Midwest, figure out which are Class A, B, C and D areas and I recommend picking good neighborhoods (Class A and B) with good schools and go for appreciation.

To me this looks like a trap.From the Fiscal and Policy Note on HB 301:Additional Comments: The Maryland Real Estate Commission advises that it interprets a provision of the Maryland Real Estate Brokers Act (§ 17-322(b)(11)) to preclude licensees from engaging in wholesaling, which may conflict with the bill’s requirement that wholesalers be licensed by the commission.In other words, sure just get licensed... and once you do we'll fine you to no end for engaging in your business.I don't see this bill becoming law as currently written.

It’s a Class B maybe B- neighborhood right across the river from a Class C town attracting opportunists that steal if you leave something out or unlocked.The tenants has a few red flags and I’d like some input on them after listening to some rental books.

If there is mold, it will usually be A) on the subfloor exterior, joists, and insulation in the crawlspace, or B) in any areas of water damage/water leaks inside the walls, behind tile in bathrooms, etc.
