@Evan Miller im looking at a deal like that right now, they have some back of a napkin financials and no T12. your best option is to make an offer based on what you have, just go at a price which make sense to you. add a clause that they have 10 days to provide you with the current Rent Roll, Financial statement Schedule E, Utilities bills, copy of the lease, deposits etc etc.

That LLC is "disregarded" by the IRS and they look to you and your husband still as the tax payer for the property since all activity of the property is reported on your Schedule E

Not sure about your area though but here in South, FL it doesn't show up immediately so it's best if you have your R/E license and use an iMapp type software and it'll be more up to date with the accuracy of the sale.
